Union Requirements

Labor unions are involved. These requirements can significantly influence various aspects of a construction project, including labor practices, wages, working conditions, and hiring processes.

Davis Bacon

Requires paying the local prevailing wages and benefits to the laborers and mechanics employed on public works projects. This law applies to contractors and subcontractors performing on federally funded or assisted contracts in excess of $2,000 for the construction, alteration, or repair (including painting and decorating) of public buildings or public works in the United States.

Extra large area

Between 500,001 and 3,800,000 SQFT.

Large Area

Between 150,001 and 500,000 SQFT.

Medium area

Between 31,001 and 150,000 SQFT.

Small area

Between 4,001 and 31,000 SQFT.

Extra small area

Between 1 and 4,000 SQFT.

Pre construction

Two weeks before the pre-construction bid due date and two weeks after.

Breaking ground now

Sixty days before and sixty days after the estimated groundbreaking date.

Under construction

The period starting 61 days after the groundbreaking date until sixty days before the estimated project completion date. This stage encompasses all active construction work, including the erection, installation, and assembly of the project’s structural, mechanical, and architectural components.

Completing soon

Sixty days prior to and following the completion date.
